You receive structured weekly updates covering enquiries, inspection results, and applicant quality. Where demand is weaker, we outline clear adjustments to price, photos, ad copy or scheduling. Reports explain what is working and what will change, so you always have context and can approve the next steps.

Maintenance & Quotations
All maintenance requests are acknowledged within 1 business day. We triage priority, coordinate access, and keep tenants informed. Quotations are obtained via a transparent system, with flexibility for landlords to nominate their own trades. Work orders and certificates are logged in the portal for full visibility.

Client Portal Access
Landlords have 24/7 access to records, inspection reports, invoices and financial statements via a secure cloud portal. Documents can be exported in seconds for tax or accounting needs. A full activity log shows exactly what has been done and when, providing transparency, accountability and peace of mind.

Inspections & Open Homes
For tenanted homes we hold at least 2 inspections weekly, including one on the weekend. Vacant homes receive a minimum of 3 per week. Each open lasts at least 15 minutes. Times are widely published, reminders are sent, and punctuality is tracked. A same-day activity summary keeps you informed.

Arrears Management
Rent is tracked daily. If payment is missed, tenants are contacted within 3 days and followed up every 3 days. Unless advised otherwise, termination notices are issued automatically on the 15th day. This structured approach balances firmness with professionalism, protecting your interests while maintaining respect.

Annual Rent Review
90 days before the next eligible increase, a rental specialist assesses market data and tenant history. Recommendations balance yield and retention, supported by evidence packs. Once approved, increase notices are issued within 1 business day. Reviews are timed for compliance and long-term stability in your tenancy.

Tenant Application Screening
We publish your property on major portals no later than 2 weeks before vacating, or within 1 business day for urgent cases. Regular advertising is included at no cost. Listings are refreshed and monitored for performance, with a go-live confirmation and activity record so you can see actions taken.

Routine Inspections
We conduct at least 2 inspections every 12 months, spaced about 5 to 7 months apart. A detailed report with photos highlights property condition, maintenance needs, and tenant care. Reports are uploaded to your portal, stored long-term, and easily retrieved for future reference or taxation records.
Bill Alerts & Oversight
Every Wednesday we check upcoming charges due within ten days and notify you if funds are insufficient. This allows you to top up or authorise payment early, ensuring essential services remain current. Notifications include due date, payee and amount, providing a clear paper trail for financial planning.
